When hardware inflation becomes rental inflation
$NVDA is raising AI server prices 15%+ as memory costs soar, per @business. A $3M rack is about to be a $3.5M rack.
The headline reads like a cost problem. For $IREN it’s an appreciation event.
Their 76,000 GB300s were ordered last year at the old price sheet, landing in their own buildings this year. The replacement cost of that fleet just jumped 15%. The next operator pays it. IREN doesn’t.
New contracts get priced against the new cost basis, not the old one. Hardware inflation becomes rental inflation with a lag. When the fleet is already bought, that’s margin.
Scarcity keeps migrating through the stack. GPUs in 23. Memory in 26. The layer that never inflates is the one that takes years to build: grid connected power and land.
$IREN owns 5GW of it.
